    ADU rules in Bend

    The City of Bend allows ADUs on residential lots that have a single-unit home, townhome, or manufactured home. A lot can have up to two ADUs; the first can be up to 800 square feet and a second up to 500 square feet. Detached ADUs generally need at least six feet of separation from other dwellings on the lot. Neighborhood CC&Rs can be stricter than city code, so we check those too.

    Rural ADUs in Deschutes County

    Since late 2023, Deschutes County has allowed rural ADUs in certain rural residential zones. Eligible properties generally need at least two acres, the ADU must be within 100 feet of the main house, and usable floor area is capped at 900 square feet. Unincorporated communities such as Tumalo, Terrebonne, and Sunriver fall outside the rural ADU program, so the right approach depends on exactly where your lot sits.
